Full Exterior & Roofing Refurbishment

Project Overview

The homeowner contacted us to resolve persistent moisture ingress and modernize the exterior weatherproofing of their semi-detached home. The property suffered from an aged, deteriorated flat roof extension prone to standing water, crumbling mortar along the gable end verges, and tired, high-maintenance roofline timbers.

We delivered a comprehensive exterior overhaul: stripping and installing a multi-layer torch-on mineral felt system, repointing and sealing the main roof verges, and fitting low-maintenance white uPVC fascias, tongue-and-groove soffits, and high-capacity black half-round gutters.

Challenges & Initial Condition

Failing Flat Roof Membrane: The existing extension roof had weathered, showing surface blistering, loose joints, and signs of ponding water.

Degraded Verge Mortar: The roofline along the brick gable suffered from weathered, cracked cement bedding, exposing the tiles to wind uplift and rain penetration.

Dated Roofline Trim: The original timber fascias and soffits were deteriorating, requiring regular painting and failing to channel rainwater efficiently away from the brickwork and window frames.

Our Solution & Execution

1. High-Performance Torch-On Felt System

  • Stripped the extension roof down to sound structural decking.
  • Prepared the deck and laid a heavy-duty, reinforced Danosa elastomeric underlay membrane with fully bonded laps.
  • Applied a durable, mineral-surfaced cap sheet designed for maximum UV stability, impact resistance, and long-term waterproofing.
  • Formed neat upstands against the adjacent tiled elevation and finished the perimeter with clean drip edges to guide rainwater run-off straight into the drainage system.

2. Gable End Verge Re-Bedding & Sealing

  • Erected safe access scaffolding to service the steep gable roofline.
  • Removed cracked, loose mortar from the tile edges along the verge.
  • Mechanically bedded the edge tiles using a durable, weather-resistant sand-and-cement mortar mix, creating a flush, uniform, and water-tight edge against high winds.

3. Low-Maintenance uPVC Roofline Overhaul

  • Fitted heavy-duty, clean white uPVC fascia boards and tongue-and-groove ventilated soffits around the perimeter.
  • Installed sleek black half-round gutters with heavy-duty brackets to ensure optimum gradient fall for rapid rainwater discharge.
  • Protected the window headers and exterior walls from back-splatter and moisture staining.

Results & Impact

  • 100% Watertight Protection: The combination of a robust, multi-layer mineral felt roof and freshly sealed tile verges ensures full defense against harsh seasonal weather and wind-driven rain.
  • Curb Appeal Modernization: The crisp white soffits, glossy fascias, and black guttering create a striking contrast against the red brickwork and clean up the entire roof perimeter.
  • Zero Maintenance: Replaced decaying timber elements with UV-stable uPVC that will not rot, flake, or require repainting.
